A COMPROMISE MAY BE THE ANSWER!
Maybe you should set a time limit on your F.S.B.O. activities. Try it for a month or so and if you aren't getting the response you want, reconsider listing your home with a professional Realtor. Maybe you set the limit for two months. Whatever you decide, at least you will know that you gave it a chance and you'll know if you were able to do it or not. Be realistic on the time limit. If you are in a rush to sell, make the limit shorter. If you are in no hurry, make the time limit longer.
